Every roof reaches a point where a repair is no longer enough — but it’s not always obvious when that point has arrived. Here are seven signs that tell us (and should tell you) that it’s time to start planning for a full roof replacement instead of another patch job.
- Your roof is past its expected lifespan. If your asphalt shingle roof is 18-plus years old, even if it looks fine today, it’s operating on borrowed time. Materials degrade from the inside before problems become visible.
- Shingles are curling, cracking, or losing granules in large areas. A few isolated shingles can be repaired. Widespread granule loss and curling across multiple slopes signals the whole roofing system is failing, not just a section of it.
- You’ve needed multiple repairs in the past two years. If you’re calling a roofer every few months for a new leak, you’re spending repair money on a roof that’s already told you it’s done.
- There’s visible sagging anywhere on the roofline. Sagging almost always means the decking underneath has been compromised by water damage — this is a structural issue, not a surface one, and repair alone won’t fix it.
- Daylight is visible through the roof boards in the attic. If you can see light coming through gaps in the decking from inside the attic, water and pests can get through just as easily.
- Your energy bills have crept up without explanation. Failing insulation and ventilation from an aging roof system often shows up first as higher cooling costs before it shows up as a visible leak.
- Storm damage covers a large percentage of the roof. After a major storm, if damage is spread across most of the roof rather than isolated to one area, a full replacement is often more cost-effective — and more likely to be approved by insurance — than a patchwork of repairs.
Repair vs. Replace: How We Decide
We never recommend a full replacement when a repair will genuinely solve the problem — that’s not how we do business. But when the underlying materials are past their service life or the damage is widespread, a repair is just a temporary patch on a roof that’s going to keep failing. We’ll always walk you through exactly what we find and why we’re recommending one option over the other.
